Where it is
The city’s redevelopment plan bounds the North Hill Preservation District by Blount Street on the north, Palafox Street on the east, Wright Street on the south and DeVilliers Street on the west. The city drew the district’s boundaries in 1973-74, and it was listed in the National Register of Historic Places in 1983. The plan lists its architectural styles as Queen Anne, Classical Revival, Tudor Revival, Spanish Colonial Revival, Modern and Bungalow, from two main building periods, 1870 to 1910 and 1910 to 1930.
On the city’s zoning map, the district’s preservation zones (PR-1AAA, PR-2 and PC-1) cover about 170 acres. Cervantes Street (U.S. 90) crosses the district from east to west. Its streets include Spring, Baylen, Barcelona and Reus streets running north and south, and Strong, DeSoto, Lloyd, Brainerd and Gadsden streets running east and west.
Escambia County’s address map places about 570 addresses in those zones, all in the city and all in ZIP code 32501. About one in nine carries a unit number, which marks apartments, condos and offices; the rest are mostly houses. Work on the outside of a building in the district goes to the city’s Architectural Review Board; our building permits and zoning guide has the contacts.

Grades are the Florida Department of Education’s 2026 results; Global Learning Academy rose from a D in 2025 and Workman from a C, while Pensacola High fell from a B. Check each address yourself, since zones can change. More is in our schools guide.
Home values
Zillow does not publish a North Hill value, so ZIP code 32501 is the closest guide. The Zillow Home Value Index put the typical home at:
| Area | August 2026 | August 2025 | Change |

| ZIP 32501 | $265,232 | $264,096 | +0.4% |
| Pensacola (city) | $266,727 | $263,477 | +1.2% |
The index is a modeled typical value for the middle third of homes, not a sale price. ZIP 32501 also covers the Westside, Belmont-DeVilliers and much of East Hill, so it is a broad guide to North Hill only. More is on our home prices page.
